Named after the fun-loving mythical Southwest Native American figure known as “Kokopelli”, the KokOasis (pronounced "Koko-A-sis" offers a peaceful sanctuary on the water to travelers seeking a totally relaxing experience aboard a modern houseboat with all the comforts of a quality suite. Whether here to celebrate a birthday, vacation, graduation or wedding, or to attend an athletic event, festival, or concert, you are certain to have a good time on the Tennessee River. We live and work just steps away from the marina and stop by daily to perform light housekeeping – typically in the early or later afternoon. We are always available via text or telephone and pleased to provide local information and recommendations. ADDITIONAL OFFERINGS BREAKFAST OPTION . . . If you stay at least 2 nights and you make a specific request at the time you check in, we will be pleased to plan on preparing a complimentary hot BREAKFAST on the final morning of your stay. Depending on several factors, including time of year, weather, and availability, Captain Kevin and Chief Mate Andrew may be able to offer a cruise aboard the "Queen Priscilla" – a fully restored 26' 1968 U.S. Navy Captain's Tender operated by Tennessee Boat Line. 45-minute and 90-minute cruises are offered (maximum 6 passengers). Cruise reservations must be secured separately through the "Tennessee Boat Line" site prior to your stay. PARKING One authorized hang tag will be provided to allow one vehicle to park for free in the parking lot adjacent to the marina. The vehicle must be parked in a space marked for the marina at the upper end of the parking lot. Walking distance from your parked car to the bow of the boat is approximately 400 yards. The route includes a slight hill, but it is completely paved. A shorter, flatter walking route to an alternate pickup/drop-off point (Calhoun's parking lot) is also available. The distance using this route is approximately 250 yards, but your vehicle may not be parked there. LOCAL TRANSPORTATION There is an enormous number of things to do and places to visit within walking distance of the marina. Tired of staying in the same old stuffy boring hotel room? So were we, so we decided to own our own Houseboat on the Tennessee River, where we could walk to just about everything. The “Moonlight Madness” is docked in the peaceful Volunteer Landing Marina in Knoxville. The marina is steps away from award winning “Ruth’s Chris” steakhouse and Calhoun’s On the River. You can walk to both as well as the Neyland Greenway, James White Greenway, Neyland Stadium, Thompson-Boling arena, University of Tennessee and the vibrant Market Street in Downtown Knoxville. We can accommodate 6 people in beds. We have 2 bedrooms, one king size bed in the master and a Full bed in the crew quarters and a queen size pull out couch, along with 2 bathrooms. We feature 3 decks, one off the bow, one off the stern (great for morning coffee or catching some rays) and a 70' PARTY DECK on the roof. The party deck has abundant seating along with 2 flatscreen HD television and a gas grill. The master also has a 40' Vizio UHD flatscreen with Smartcast. The salon also has a 50' UHD flatscreen. Our boat comes fully stocked with clean linens and towels. The galley also comes fully stocked with dishes, utensils and small appliances along with Hi-Speed internet. You will meet a lot of very nice people that reside at the marina full time. Also, we have a EZGO golf cart and 2 Kayaks,1SUP and 2 beach cruiser bikes that are available for you to use while at our boat. Sorry, but the Houseboat doesn't leave the marina because of the river current. We also have a full-time Marina Manager and store on site should you need anything or have any questions with our boats. We want your stay with us to be a memorable one, and will make every attempt to make you want to come back.

Pick up a meal from a local food truck before heading to the big game or that concert you’ve been waiting for. Or just spend the whole day relaxing inside with board games, bumper pool and poker. Whether you’re traveling for a sporting event, cycling and kayaking, visiting family or just in town for business, Suttree Cottage is perfectly located to enjoy everything downtown Knoxville has to offer. The home is also located only an hour from Cades Cove and the Great Smoky Mountains. Newly renovated from the ground up, Suttree Cottage boasts a brand new kitchen fully loaded with granite counter tops, stainless steel appliances, gas stove and everything you need to cook a full meal. It’s two levels with three bedrooms and two and a half bathrooms, complete with a master bedroom/bathroom suite and glass tile shower with waterfall shower head. All the beds have new mattresses and hotel-grade linens. In addition, there are two comfortable couches bringing the total number of potential guests up to eight. Breathtaking views of the city and river are offered from multiple rooms in the house as well as the huge back porch with gas fire pit. Enjoy bumper pool, complementary WiFi, cable and 2 smart TV's. Rest comfortably with the state-of-the-art security system. Must be 21 and up to book. No smoking inside. No parties. No dogs over 40 pounds. Each additional guest after the 6th with be a $25 fee. **Pets are welcome to the home for an additional fee of $95. Most of this fee is collected by our cleaning service and the rest we save for long term wear and tear caused by pets in the home. The additional amount will be added after the reservation is accepted. Please notify us once you’ve requested the dates so we can alter the charges.** ** Security Hold** We require a $300 security hold that’s placed on your card 2 days prior to check in. Also your on the greenway for walking/running/biking. You can rent bikes/paddle boards/kyacks and pontoon boats all at the marina. YOU CAN NOT Drive the boat or take it out of the slip. It stays docked at all times. There are pontoons for rent at the marina. Also per marina rules no swimming off of the boat because of shock hazard.

If you're here on a weekend, the downtown frequently hosts local festivals and farmers markets (check local information for Covid updates) on Saturdays. For delicious food options, a few of our favorites include, Knox Mason, Emilia (of famed Blackberry Farm chef Matt Gallaher), and JC Holdway (chef Joseph Lenn also from Blackberry Farm). More casual local options include Chivo Taqueria, Stock & Barrel burger, or Café 4. For brunch make sure to check out Tupelo Honey or the French Market creperie, and grab some coffee at the Knoxville Pearl. If you are into checking out the craft beer scene, you can book a brew tour (recommend booking in advance) with Knoxville Brew Tours, and hang out in their tap room while you wait for the tour to start! Knoxville has many excellent small batch breweries for you to discover. Guests have access to the entire loft! we are available if you need us! Gorgeous historic home, with 7 bedrooms, hardwood floors and craftsman woodworking throughout. Located 1.5 mile from Neyland Stadium, this home is close to Downtown Knoxville, and approximately 40 minutes to The Great Smokey Mountains National Park. This is an OLD HOUSE! The doors don't fully shut, the floors creak, the bathrooms and kitchen haven't been updated since the late 90s, and the basement is haunted (just kidding). Sitting on 1 acre, it has seasonal views of Fort London Lake, and can be easily accessed to green ways that connect to the riverfront, Downtown, and The University of Tennessee campus. The property is located on a famous Civil War battle site, where Union Officer William Price Sanders was killed by Confederate snipers. Called the luckiest shot in the civil war, General Sanders ordered the shelling of Confederate snipers located in a tower at the Bleak House (circa 1858 approximately 1 mile away Before his orders were executed, one of the Confederate snipers shot and hit General Sanders. Badly wounded, General Sanders was taken downtown Knoxville, where he died and was secretly buried at night so not to upset the morale of the troops. Though his death was unknown, his orders to shell the the sniper tower were still executed, and all three Confederate snipers were killed at the Bleak House tower. The house still remains, and can be toured, including the tower, which has the blood stains of the deadly assault on the towerwalls, along with portraits the Confederate snipers drew of each other to pass the time. Ultimately the Union soldiers overtook the besieged city from the Confederates, in the Battle of Fort Sanders, in which an astounding 813 Confederates were killed, and only 20 Union Soldiers. Federal land grants were given for public universities to all States who fought for the Union, which is why the University of Tennessee is located in Knoxville. The home was built by Williston Cox, whom the University of Tennessee Alumni Auditorium is named after, which is the beautiful and gothic structure that sits closest to Neyland Stadium at the north side, and has been host of many public dignitaries, such as U.S. Supreme Court Justices. The home is also located across the street from the Cresent Bend Home and Gardens, built in 1832, and is used as Knoxville's most impressive wedding venue, as well as Derby Day! There is plenty of parking to accommodate any group. For large parties the home is located next to the beautiful Second Presbyterian Church.

K-cups for Keurig are provided, full breakfast is not. Washer and dryer are available and located in an unconditioned utility room on the main level. We love our home. It has the quirks and charm of any house built in 1940, like the squeak of the hardwoods as you walk on them. The bathroom colors and fixtures reflect the age of the home and have beautiful floor to ceiling tile. You'll also notice unique ceiling tiles - some in better shape than others- in each room and that the upstairs drains can be a little slow. The upstairs plumbing is original and uses a "drum trap", a less modern plumbing system. It's in great shape and is regularly maintained, its just not what you may be used to. We have tried to make our home as cozy and comfortable as possible without altering the original character and we hope you enjoy!

Multiple parking spots available. *When you book, make sure your reservation has the accurate number of guests in your group! This newly renovated downtown rancher has a smart layout that is both comfortable and fun for groups and families visiting East Tennessee. The kitchen is fully stocked and has all new appliances; the living room provides lots of comfortable seating; and each of the 5 bedrooms are both inviting and comfortable. Access to wifi and cable is provided, as well as a washer and dryer for your use. For families, the bedroom with bunkbeds has blackout curtains so little ones can sleep in or take a nap (if your little, or big, ones do that sort of thing... ours never do). Additionally, we've provided toys and books our guests are welcome to use and peruse. There is additional storage available for bicycles, canoes, and kayaks (just let us know you'll need it ahead of time). For the avid runners, there are trails and greenways to connect to from the neighborhood. We provide light breakfast foods, including coffee, fresh fruit, and oatmeal. As hosts, we can communicate and interact with our guests according to the guest preference, and we are a 5-minute drive from the home, should an issue arises. Guests will have access to the entire home, as well as a spacious front and back yard. The driveway accommodates 3 vehicles, and there is also free on-street parking. We have a lot of amenities for young travelers, including a pack-n-play, toys, books, as well as kids dishes and cutlery strategically placed at their level in our fully stocked kitchen. There is easy access to public transit, and this area of town is also very walkable. The home is located just a few minutes from the urban wilderness, as well as lots of walking and biking trails and greenways. There is a bus stop at the corner of the street, and about 3 blocks away is a trolley stop, which is free to ride. We are located on the blue line trolley, which will take you downtown to transfer to the orange line and ride into the heart of UT campus. Knoxville also has a very active Uber presence, so you could certainly choose to get around that way as well. You will love your stay in our home in Knoxville!

Stainless steel appliances include a microwave, dishwasher and 2 mini-refrigerators. You'll also find all the cookware, utensils, flatware and dishes you need to prepare a meal start to finish. Our butcher-block island with bar seating for 2-3 can also serve as a work space, if needed. Finally, the bathroom is equipped with a shower stall and is stocked with the necessary toiletries you'll need during your stay. The washer and dryer are located inside the back door just off the downstairs unit, in a separate shared space all their own. The washer and dryer are the only amenity shared between the guests in both the upstairs and downstairs units. Disclaimers: *Though there is no need to duck while walking through this flat, the angled ceilings may prove to be a nuisance to guests who are above 6 feet tall in certain areas of the space. *You must climb stairs in order to access this space.
